With numbers up to 13 lads this year and the old faithful Cotehele Lodge being unable to cope, a new guest house was sought - The Avondale.  What made this place great was the fact that Clubflat occupied every single room in it.  So at least no-one could complain.  Well, except the owner, Elliot, or 'Ghost of Elliot' as he became known as due to his unique ability to silently appear from no-where coupled with the somewhat creepy antique decor and furnishing in his B&B.  Round the back was a dirt track and some car parks which were great for some pre-night entertainment such as smashing up Image's expensive radio controlled car at 50mph after a few voddies and Redbull.  We liked this B&B, we will be back.  But to make sure Nick at Cotehele Lodge didn't forget about us, we left him a few Clubflat stickers too.

The Clubflat Team filled the entire B&B...

...Ghost of Elliot even changed the guest house cards to Clubflat ones

Electro Kid's premium for a sea view was offset by a non-working shower

Made from an upside drawer, it opens every year for 4 days only...

It's Image's Bar! (See 2008 bar & 2009 bar)

Hero is playing with fire... leaving the Mitchells a water bomb present

Not bad for one nights warm up drinks

Image carefully places the 50mph, £150 toy down

Steady over the bumps, lets take it to a smooth car park to really razz it

I think this suspension strut should be fixed to the ball joint. Damn kerbs

With Electro Kid's technical genius on tap, this would soon be fixed

Memphis was jealous of Hero's new brass 'bell'

Hey Nick, don't forget you had the Clubflat Team at your B&B first

Unfortunately this year there were no Clubflat vacancies at the Cotehele

Nicks jeep: Warning, Clubflat stickers are closer than they appear
